Reading a REIT

A REIT owns or finances real estate, so its revenue is tied to property activity.

As of: 2026-02-13.

Concept

For a REIT, revenue is not product sales. It is reported from real-estate operations such as leases, rent, or related property income.

Worked Example: Read Prologis as a REIT

  1. PLD latest reported revenue was $8.8 billion for fiscal 2025.
  2. PLD assets were $98.7 billion.
  3. PLD net income was $3.3 billion.
  4. Many REIT readers also look for FFO, funds from operations, as an industry measure.
  5. grepcent does not compute FFO in this guide, so this lesson stays with the standardized SEC companyfacts rows shown on the page.
