# Reading a REIT

A REIT owns or finances real estate, so its revenue is tied to property activity.

## Concept

For a REIT, revenue is not product sales. It is reported from real-estate operations such as leases, rent, or related property income.

## Worked Example: Read Prologis as a REIT

1. PLD latest reported revenue was $8.8 billion for fiscal 2025.
2. PLD assets were $98.7 billion.
3. PLD net income was $3.3 billion.
4. Many REIT readers also look for FFO, funds from operations, as an industry measure.
